A design and permit practice for commercial tenants in Metro Vancouver — and the people who will be using the space every day after we have gone.
What we do
We take a commercial space from an empty unit to an approved permit set, and often through construction as well.
Most of our work is commercial tenant improvement: clinics, restaurants and cafés, daycares and schools, gyms and studios, professional offices and showrooms. A typical project runs from looking at a unit before the lease is signed, through concept design and BC Building Code analysis, to the city permit application and construction close-out.
We also design residential projects — single-family homes, laneway and infill housing, and small-scale multi-unit developments — carried through the same sequence.
How the work is checked
Drawings are prepared in-house. A registered architect reviews the design making sure it is according to the code and bylaws before it is submitted. Where a project needs other consultants — structural, mechanical, electrical, code — we coordinate them rather than leaving the client to.
Every municipality in Metro Vancouver runs its permit process differently, and the difference is rarely written down in one place. Knowing which stream a project belongs in, and what each city wants to see before it will accept an application, is most of what keeps a timeline honest.
Background
We have been designing since 2018 and building since 2007. The two sides inform each other: a drawing set produced by people who have been on site tends to answer the questions a builder is actually going to ask.
